Formula & methodology
Formula: Monthly ≈ annuity(bank share, rent rate/12, months); rent accrues only on the bank’s outstanding share
- Enter property price, your down payment (initial share), term and the rental rate.
- The bank’s share = price − deposit; you pay monthly rent on its outstanding share plus a unit-purchase amount.
- The calculator annuitises the schedule and reports the level payment, total rent and total cost.
Worked example: $350,000 home with $70,000 down over 25 years at a 5.5% rent rate → ~$1,719/month, with $235,833 of rent paid while acquiring the bank’s $280,000 share.
