Formula & methodology

Formula: Monthly ≈ annuity(bank share, rent rate/12, months); rent accrues only on the bank’s outstanding share

  1. Enter property price, your down payment (initial share), term and the rental rate.
  2. The bank’s share = price − deposit; you pay monthly rent on its outstanding share plus a unit-purchase amount.
  3. The calculator annuitises the schedule and reports the level payment, total rent and total cost.

Worked example: $350,000 home with $70,000 down over 25 years at a 5.5% rent rate → ~$1,719/month, with $235,833 of rent paid while acquiring the bank’s $280,000 share.

What is diminishing Musharakah?
A co-ownership Islamic home-finance structure: you and the bank buy the property together, you pay rent on the bank’s share and buy it out in units, so its share — and your rent — diminishes to zero over the term.
How is it different from a mortgage?
There is no interest-bearing loan: the bank earns rent on a real asset share it actually owns, and ownership transfers progressively. Cash flows can resemble a mortgage, but the contract (partnership + lease + sale units) differs fundamentally.
What does the "rent rate" mean here?
The agreed rental yield applied to the bank’s outstanding share, usually benchmarked for competitiveness. Enter the bank’s quoted rate; the calculator applies it monthly to the declining share.
Can I buy out the bank faster?
Most contracts allow extra acquisition payments — buying more units early cuts future rent, like overpaying a mortgage but structured as a purchase. Check your bank’s unit-pricing terms.
Is diminishing Musharakah halal?
It is one of the most widely endorsed home-purchase structures (AAOIFI-recognised), provided the partnership is genuine, rent reflects the bank’s real ownership and the unit sale is a separate undertaking. Review your provider’s Sharia certification.
